What is a Crawl Space Clean-Out?

A crawl space clean-out is a service we provide to address a number of potential issues with your crawl space, including damages sustained after a heavy rodent infestations.

Clean-outs can vary depending on a few different factors, including the crawlspace itself and the scope of any damage or concerning issues. As with all of our services, our technicians will perform a thorough inspection of the crawlspace to determine the best course of action.

In some situations, a clean-out may have relatively minimal requirements, such as the removal and replacement of the vapor barrier. In instances where the crawl space suffered a severe rodent infestation, a clean-out may require full sanitization and deodorization of the site as well as removal and replacement of vapor barriers, flex ducting, and insulation.


Why Do I Need a Crawl Space Clean-Out?

There are many reasons why you could benefit from a crawl space clean-out, including better ventilation, lower energy bills, and protection from damaging moisture. Cleaning out your crawl space—along with a thorough inspection—can help shed light on damage from rodents or other pests, and help prevent future infestations from happening.

Do you need a vapor barrier installed due to excessive moisture? Sentinel will lay a brand new, black, 6mm vapor barrier to protect the underside of your home.

Is the cost of heating and cooling your home getting out of control? Sentinel can blow new insulation into your attic, install new insulation in your crawl space, and wrap your pipes and ducting with new insulation.

Has your crawl space been infested by rats and mice, or contaminated by rodent urine and feces? Once rodents have infiltrated a crawl space or attic, the smell of their urine and feces could continue to draw other rodents from the area with the odor, and sometimes cleaning and sanitizing the crawl area is the only option to remove the odor.

Sentinel’s Crawl Space Clean-Out Process

Our clean-out process is multifaceted. It starts with the mitigation of the active rodent infestation with traps, bait stations and exclusion (see our Rodent Proofing service). Once the infestation is under control, we remove all contaminated materials, including vapor barriers, insulation, and flex ducting.

Once the contaminated materials have been removed, we treat the space with a special enzyme digester that targets the odor-causing bacteria and disease vectors. The enzyme digester is applied with a fogger machine that will coat and neutralize everything in a space. Depending on the level of infestation, this process may take anywhere from a few days to a few weeks.

Next, we need to be sure that the rodent infestation is eradicated before proceeding; we will return multiple times during the week to check traps and remove any dead rodents. Once we can safely conclude that the infestation is gone, we will install the new vapor barrier, insulation, and any other materials to complete the clean-out.

After the clean-out has been completed, we will re-install traps in the crawlspace or attic, and continue to monitor and service them to prevent any future infestations.
